Q. How much do you charge?
A. We charge a little more for a home inspection than most of our competition. There are three reasons. 1. The state of the art technology we use to inspect and deliver clear, thorough information. 2. Each inspector has approximately $10,000 worth of equipment they can use to protect you. 3. The inspectors are highly trained, reviewed and graded on regular schedule.
Q. How much time does a home inspection take?
A. On average, between two and four hours depending on the Sq. Ft. of the home and the package you choose.
Q. When are you available?
A. On average we can complete you inspection within 4-5 business days. Just call the office for the best scheduling time.
Q. When will we receive the report?
A. We have 99% success rate in delivering the report the same day the inspection is performed.
Q. Do you inspect pools?
A. Yes we offer ADD-ON (extra fee) pool/spa inspections that can be included in the main inspection report.
Q. Do you offer Sewer Inspections? Chimney Inspections? Septic Inspections?
A. Yes and Yes and NO. We offer ADD-ON (extra fee) Sewer Scope Camera inspections, Chimney Flue interior inspections. We do NOT perform Septic inspections but we can refer you to a state licensed company for that service.
Q. Do you inspect commercial buildings?
A. Yes. We offer inspections of office buildings, churches, multi unit apartment complexes.
Q. Are you licensed?
A. There is no such thing as licensing for home inspectors in California.
Q. How will you get into the home?
A. We’ll set up the inspection with the listing agent or seller, typically. We’ll get the lockbox combination from them. If it’s an electronic lockbox, no problem; we have electronic keys.
Q. Will you inspect geothermal heating systems?
A. No. We’ll check for the basic operation of the system, but that’s all. There is far too much that can go wrong with the design and installation of these systems. To anyone buying a home with geothermal heat, we recommend obtaining detailed installation and service records for the system, as well as an inspection by an HVAC company who specializes in geothermal heat.
Q. Do you do Mold testing?
A. Yes, we offer mold testing. It takes two business days to get the results. A mold test will identify what types of mold were present and the spore count at the exact moment in time that we took the test, and in that exact location. It does NOT say that mold is harmful or if there is a harmful level of mold present. A small percentage of the population has a severe reaction to certain types of mold but most people have no reaction at all. There are no EPA guidelines for the presence and levels of mold.
Q. Can we attend the inspection?
A. Of course! About 50% of the inspection the buyer meets us near the end. 40% we don’t meet with at all. And about 10% attend the whole inspection.
